VILLA RULES AND POLICIES TO WHICH YOU AGREE
CANCELLATION
We provide a full refund of your rental plus taxes in the event you cancel your reservation more than 60 days before the day of your scheduled rental start date. If you cancel 30 days or more but less than 60 days before your scheduled rental start date, we will refund 50% of your rental and all taxes. We provide no refund of your rental amount if you cancel less than 30 days before your scheduled rental start date, although we will return your taxes and security deposit in full.
Trip Cancellation Insurance: We recommend you purchase trip cancellation insurance. No-shows, late arrivals, and early departures are all non-refundable.
PAYMENTS AND SECURITY DEPOSIT
Reservations and Confirmation
A 50% deposit of gross rental plus the U.S. Virgin Islands hotel tax (12.5%) is due within 10 days after verbal confirmation of the reservation. This initial payment confirms the rental. A rental agreement supplied by the owner is to be signed and returned to the owner within 10 days. When the deposit is received, a written confirmation will be mailed, emailed, or faxed.
Final Payment
The final balance plus the refundable security deposit is due 60 days prior to the travel date. If the reservation is made less than 60 days before arrival, total payment is due no later than 10 days after verbal confirmation of the reservation.
Method of Payment
Payments may be made by check (made out and mailed to Island Breeze) or by credit card (only VISA and MasterCard are accepted). For credit card payments, call the owners to provide the charge information.
DAMAGE TO THE VILLA OR FURNISHINGS
Guests are asked to treat the villa and its indoor and outdoor furnishings with care, as they would their own home. Guests are expected to use coasters on furniture and avoid placing heavy or rough items on furnishings. If furniture or furnishings are broken, missing, or damaged beyond normal wear and tear, the cost of replacement or repair will be deducted from the security deposit.
Pets are not allowed at or in the villa.
SECURITY DEPOSIT
A $100 security deposit is due with the final villa payment. Charges for damage may include damage to furnishings, cleanup from smoking ($100 per room for decontamination), etc. Assuming there is no damage, the security deposit will be returned in full within three weeks of the end of the rental period.
ABSOLUTELY NO SMOKING
Smoking is not allowed. Guests who smoke in or at the villa will be charged a $100 fee to cover the cost of cleaning and “decontaminating” the house. No drugs or hazardous materials are allowed on the villa property.
CHECK-IN AND CHECK-OUT TIMES
Check-in time is 3:00 PM or later. Check-out time is 10:00 AM or earlier. In some circumstances, earlier arrivals or later departures may be allowed if arranged in advance with the villa management company, St. John Signature Villas.
CAPACITY OF THE VILLA
The maximum number of guests permitted to stay in the villa is six (6), unless specific permission for additional guests (including young children sleeping in cribs) has been obtained in advance. If additional guests stay beyond the agreed number, a charge of $300 per additional person will apply.
HURRICANE POLICY
We strongly recommend purchasing trip cancellation insurance that covers hurricane-related disruptions between July 1 and November 1 (“hurricane season”).
If a hurricane is threatening St. John and ONLY IF WE ADVISE YOU NOT to travel, we will either refund the full rental amount or hold your balance as a credit toward a future stay, at your preference. No refunds will be issued under any other circumstances.
If you are staying at Island Breeze and forecasts indicate a hurricane is headed toward St. John, we will notify you to leave the island prior to the storm. Guests may not remain in the villa during a hurricane. If unable to secure a departing flight, guests must arrange accommodations at a hotel in St. Thomas at their own expense, though assistance may be provided where possible. A prorated refund or future stay credit will be issued from the date the villa is vacated, at your preference.
HOUSEKEEPING AND MAINTENANCE SERVICES
Service and Repairs
Maintenance personnel, including pool and landscaping services, may access the property periodically. Every effort is made not to disturb guests. Repairs requiring entry into the villa will occur only with advance guest permission, except in emergencies.
Pool and Grounds Maintenance
Pool and grounds maintenance occurs weekly and may take place during your stay.
Power Outages
Occasional power outages occur on St. John. Flashlights are provided in each bedroom. Please do not flush toilets or use electricity during outages.
Water Conservation
Water conservation is essential on St. John. Rainwater is collected in cisterns beneath the house. Please use water responsibly. If there is no water, contact St. John Signature Villas so cisterns can be switched if needed.
GATHERINGS AT THE VILLA
Absolutely no house parties, weddings, meetings, or gatherings involving outside individuals are allowed without advance written permission from the owners.
LIABILITY
The owners of Island Breeze assume no liability for loss of personal property, damages, injuries, accidents, or delays.
Guests are responsible for the villa during their occupancy and must secure windows and doors when not on the premises and conduct themselves responsibly.
All transportation services (airlines, ferries, rental cars, taxis, charter services) operate independently. The owners assume no responsibility for acts, omissions, or failures of transportation providers.
